The Treasury Is Auctioning Twelve Seized Properties in November, Starting Bids $5,000 to $176,000: A Houston Golf-Course Home, Three East Texas Businesses, a Charlotte Colonial and a Burned Lot in Salem.
Between November 5 and 20, the U.S. Treasury sells twelve forfeited properties online through CWS Marketing Group: a 4,100-square-foot home on the Northgate Country Club in Houston starting at $176,000, three commercial properties in Upshur County, Texas, a five-bedroom on 2.69 acres in Summerfield, Florida, a four-bedroom in Charlotte, an office condo in Springfield, a service building in Grand Rapids, two manufactured homes in Bertie County, North Carolina, starting at $5,000, a 1925 house in Silverton, Oregon, and a Salem lot where the warehouse burned. Here is every property with its starting bid, deposit and inspection dates, how the bidding works, and what the Treasury's 69 real estate sales this year brought.
WASHINGTON — The Treasury's seized real estate program is the quieter half of the asset forfeiture business. The vehicle sales draw the crowds; the real property sales, run by CWS Asset Management and Sales under contract to the Treasury Executive Office for Asset Forfeiture, move houses, storefronts, land and condos that were forfeited in cases worked by IRS Criminal Investigation, Homeland Security Investigations and the Secret Service. Each property gets its own two-hour online auction, a published starting bid, a cashier's-check deposit and a government deed at closing, and the Treasury publishes the buyer's name and price about 45 days after it closes. No broker is needed to bid.
November has twelve of them, in Texas, Florida, Missouri, Michigan, North Carolina and Oregon, with starting bids from $5,000 to $176,000.

The Houston house is the one the flyers lead with: 4,100 square feet, built in 2003, three bedrooms and three and a half baths, a club room with a bar and wine closet, a second-floor family room with a wet bar and a covered balcony over the seventh hole of the Northgate Country Club, a covered patio with a summer kitchen, in the gated Northgate Forest Place. The listing notes $4,048 a year in HOA dues and $9,664 in 2025 Harris County taxes. It was forfeited in an IRS-CI case and sells Friday, November 6, from 10 a.m. to noon Central, with the $25,000 deposit due the day before.

The three East Texas properties sell within a day of each other and share a county, Upshur, and an agency, Homeland Security Investigations. In Diana, 1.55 acres on US 259 holds three vacant commercial buildings: a 3,200-square-foot multi-tenant building with four suites that was remodeled as a game room, a 440-square-foot building with a deck, and an 897-square-foot building with a drive-up window built in 2022, all on one driveway. In Big Sandy, at the corner of Highway 155 and FM 1404, a 2,406-square-foot commercial building from 1980, a 1,108-square-foot retail building from 2019 with a small cooler, and a 3,258-square-foot two-bedroom house from 1948 sell together with a starting bid of $98,000. In Gilmer, on US 271, a 1,472-square-foot storefront that the listing says was also used as a game room, and a 600-square-foot building put up in 2024 and never finished, start at $28,000 with a $5,000 deposit, the smallest in the group.
The middle of the month is residential and commercial in the Southeast and Midwest. The Summerfield, Florida, house south of Ocala is a 2012 one-level with five bedrooms, three baths and a three-car garage on 2.69 acres zoned agricultural, with a well, septic and propane, a gated driveway, and a starting bid of $80,000 against $6,447 in county taxes; inspection is on two Sundays, November 1 and 8. The Springfield, Missouri, office condo is a 1,619-square-foot corner unit in the Evergreen complex with four offices, a conference room and a break room, $72,800 to start, forfeited in an IRS-CI case. The Grand Rapids building on Division Avenue is a 3,444-square-foot service and repair shop from 1964 with a lobby, two restrooms with showers and an overhead garage door, boarded when the Treasury photographed it, starting at $57,000.
November 19 is North Carolina. The Charlotte house on Briar Ridge Drive in the Greenbrier community is a 1998 two-story, 2,835 square feet, four bedrooms, a bonus room and a fenced lot, starting at $160,000. The same morning, two manufactured homes in Bertie County sell as separate lots with a single $1,000 deposit that covers both: a 1996 double-wide on an acre at 502 Pocosin Road in Windsor, with a second single-wide on the property, and a 1994 single-wide on half an acre at 139-B Farless Road in Merry Hill, each starting at $5,000. The homes convey by bill of sale with no title insurance, which the listing says plainly, and the county tax bills are $352 and $110.

Oregon closes the month on November 20. The Silverton house on Railway Avenue is a 1925 four-bedroom, one-bath on 0.83 acre with a well, septic, two sheds and a pump house, zoned urban transition, starting at $150,000. The Salem lot on Vista Avenue is the odd one in the group: 0.68 acre of fenced commercial land with an 876-square-foot former auto repair shop, where the 4,395-square-foot industrial warehouse burned. The listing says debris removal is the buyer's responsibility, a demolition permit will be required, and code enforcement can lien the property if it is not cleared in time; the starting bid is $50,400 and the 2024 taxes, "prior to fire," were $2,988.
How to register and bid
Every one of these is a two-hour online auction on a set day, not a week-long timed sale. Bidding is at bid.cwsmarketing.com, and registration is a two-step process: create an account on the site, then, for each property, download the bid deposit form and mail it with a cashier's check for the deposit, payable to CWS Marketing Group, Inc., to its office in Manassas, Virginia, by 5 p.m. Eastern the day before the sale. Once the check arrives, CWS emails approval to bid. Cashier's checks made out to the bidder's own name are not accepted, and unsuccessful bidders get their checks back by mail within five business days. Inspections are by appointment, booked online, on the dates in the table.
The deposit becomes the first payment. Within three business days of winning, the high bidder delivers ten percent of the purchase price, less the deposit, by cashier's check or wire; a written contract follows, must be signed and returned within 24 hours, and goes to the government for final acceptance, which can take time and can be refused. A backup bidder is held under contract as well. The government can withdraw a property at any point before it accepts the contract; the high bidder cannot withdraw at all. Full payment is due on the schedule stated on the auction site, and closing is by government deed with clear title. Fail to pay and the deposit and anything else paid is kept as liquidated damages.
The terms are the Treasury's standard forfeiture terms. Bidders must be 18, not federal employees barred from buying, and not the person the property was taken from or anyone acting for them. Properties sell as is, where is, with all faults, including any building violations and their fines, with no warranty of habitability, and the government's only promise is that the description is accurate; a misrepresentation found before closing cancels the sale and refunds the deposit. The buyer's name, the property and the price are published on the Treasury website when the sale closes.
What the Treasury's properties brought this year
The Treasury posts every closed real estate sale, and 2026 has 69 of them through August 21, for $31,116,550. The middle sale was $290,000, the smallest $50,000 for a residential lot in Pharr, Texas, and the largest $2,560,000 for a 4218 Harmony Road estate in Preston, Maryland, sold through a broker. The range shows what kind of property comes through: a townhouse in Forest Hills, Queens, at $1,605,500; a Cresskill, New Jersey, house at $1,412,500; an Atlanta house on Whitner Drive at $1,705,000; a Sherman, Texas, estate at $1,017,500; three Marietta, Georgia, office condos at $180,500 to $277,500; two manufactured homes on Claride Street in Corpus Christi at $60,500 and $124,000; a Byron Center, Michigan, house at $815,000; a Portland, Oregon, house at $272,000; vacant lots in Panama City Beach and Godwin, North Carolina, between $50,000 and $75,500. Texas properties made up 14 of the 69.
What the results do not show is the starting bid, so the relationship between the opening number and the hammer is for the bidder to judge from the inspection and the county's own records; the Treasury listing gives the parcel number, the tax bill and the zoning for each, and that is where the homework starts. The November results will post in late December and January, and UX Auctions will carry them.
The short version
Twelve forfeited properties, each its own two-hour online auction between November 5 and 20, through CWS Marketing Group for the U.S. Treasury. Starting bids $5,000 (the Bertie County manufactured homes) to $176,000 (the Houston golf-course house); deposits $1,000 to $25,000 by cashier's check, mailed to CWS the day before the sale. Ten percent down within three business days, contract within 24 hours, government acceptance, government deed. As is, with all faults; the Salem buyer clears a burned warehouse. The Treasury sold 69 properties for $31.1 million in the first eight months of 2026, middle price $290,000, and will publish every November buyer and price when the sales close.
